Do you realize that we manually work on your file on average of 15 times from order to delivery? We are a completely hands on company because only people can be accountable. While other AMCs use technology to automate more and process more files, we believe technology allows us to do more for you on each file.
It's the little things we do that add up. Such as accepting pre-set appointments, calling your borrower personally to schedule an appointment, returning all your calls promptly and consistent follow up to confirm inspection/delivery. We've also been known to go on sales meetings with our client's Account Executives.
For starters we select experienced appraisers within close proximity, pay them competitively, treat them fairly and demand the best. We believe in appraisers and respect their trade. That's one of the reasons why we don't use a "grab bag" or "bidding" system for the lowest priced appraisers and we keep them within 10 miles on average.
We manually review each appraisal to a customized lender specific checklist to minimize/mitigate appraisal rejects, cuts and disputes common with automated QC processes. We can also review your appraisals to your own underwriting checklist as well.
We welcome rebuttals and we take it seriously. While some believe rebuttals are a waste of time, we believe they are healthy in promoting positive friction in the marketplace. Every single rebuttal is reviewed by a reviewer, appraiser and manager. While we cannot guarantee value, we can guarantee you have our attention.
There's a lot riding on each purchase loan because there are so many parties involved. That's why we spend on average of 2 hours re-reviewing each purchase short appraisal with the appraiser, with the realtor, run additional data, AVMs, reviews and provide a detailed transparent analysis of our findings.
